Cheap apartment prices in Deira

Cheap apartment prices in Deira remain attractive compared with many newer parts of Dubai, although the sales market is relatively small. Current market guidance places studio apartments from approximately AED 640,000 and one-bedroom units from around AED 905,000. Two-bedroom apartments generally start at about AED 1.3 million. These figures make Deira an option for buyers seeking central Dubai property without the higher entry prices found in many new-build communities.

The district includes a large amount of older residential stock as well as a smaller number of newer projects. Consequently, building age, ownership structure and condition can produce substantial differences in prices even between apartments of similar size.

Cheap studio apartment prices in Deira

Studios provide the lowest typical entry point into the Deira apartment market. Current market guidance puts studio prices at approximately AED 640,000–900,000, with floor areas generally ranging from around 300 to 500 sq. ft.

Lower-priced studios are usually found in established buildings rather than premium new developments. Buyers considering these properties should check maintenance standards, parking, service charges and whether renovation is required. A low purchase price may be less attractive if substantial refurbishment costs are necessary.

Affordable 1-bedroom apartments

One-bedroom apartments typically range from approximately AED 905,000 to AED 1.35 million. A current verified listing in Emaar Tower B, for example, is priced at AED 920,000 for 923 sq. ft. Last-12-month market data put the average for this segment at approximately AED 905,000 and AED 980 per sq. ft.

For buyers with a budget close to AED 1 million, one-bedroom apartments can therefore offer considerably more space than studios while remaining below the price of most larger family properties.

Prices for larger affordable apartments

Two-bedroom apartments generally range from around AED 1.3 million to AED 2.5 million. Dubai Land Department data show an average completed transaction price of approximately AED 1.28 million for two-bedroom apartments in Deira over the previous 12 months.

Three-bedroom units can start from around AED 1.37 million, although larger or newer properties may cost more than AED 4 million. DLD data put the average completed three-bedroom transaction at approximately AED 1.7 million.

Where to look for cheaper apartments in Deira

Established areas such as Al Muraqqabat, Riggat Al Buteen, Naif and other traditional parts of Deira contain much of the district’s older housing stock. Older buildings can offer lower prices than recently launched waterfront developments, particularly where facilities are more basic.

Deira also benefits from established Metro and bus connections, proximity to Dubai International Airport and access to major commercial areas. These characteristics support tenant demand despite the age of some residential buildings.

What affects cheap apartment prices in Deira?

Building age, condition, ownership rights, Metro access and parking are important pricing factors. Foreign buyers should pay particular attention to ownership eligibility because much of traditional Deira is not standard freehold territory, although designated developments allow foreign ownership.

The apartment sales market is also relatively thin: Market data recorded only nine apartment transactions in Deira during the previous 12 months. Buyers should therefore rely on recent transactions within the same building whenever possible rather than treating district-wide averages as precise valuations.

3 years ago, when buyers discovered the Dubai market, a massive inflow of capital flooded into the region. Today, however, we are witnessing market maturity: demand has become more deliberate, the real estate sector is stabilising, and some potential investors in the UAE have started exploring alternatives in Oman and Saudi Arabia markets, which now offer new investment residency programmes.
