2-bedroom apartment prices in Downtown Dubai vary significantly depending on the building, floor level, views and whether the property is completed or off-plan. In September 2026, The market index placed the average value at approximately AED 3,388 per sq. ft., around 0.9% lower than a year earlier. The figure remains considerably above prices in most residential districts of Dubai.
Current asking-price data also vary by platform and inventory mix. Current listings show an average asking price of approximately AED 4.25 million and AED 2,976 per sq. ft., while market data current listings average approximately AED 5.11 million. This difference reflects the number of premium, branded and larger apartments included in each dataset.
Dubai Land Department data provide a useful benchmark for completed sales. Approximately 929 two-bedroom apartment transactions were recorded in Downtown Dubai during the previous 12 months, with an average sale price of around AED 4.23 million.
Asking prices can be substantially higher than transaction values, particularly in new luxury developments. Buyers should therefore compare recently completed transactions within the same tower rather than relying only on advertised prices.
Current listings for two-bedroom apartments start from approximately AED 1.9 million, although properties at this level are limited. Current market data indicate a more typical range of approximately AED 3.5–4.85 million for conventional two-bedroom apartments, with floor areas generally between 1,000 and 1,600 sq. ft.
Established buildings can provide lower entry prices than newly launched branded residences. Apartment condition, tenancy status and renovation requirements can also affect the final asking price.
Building-level averages show substantial differences. Two-bedroom apartments in Burj Crown currently average approximately AED 2.68 million, while Forte 1 averages around AED 3 million. Imperial Avenue is approximately AED 3.28 million and One Residence around AED 3.41 million.
Premium buildings command significantly higher prices. Grande averages approximately AED 5.07 million for two-bedroom apartments, while Burj Khalifa averages about AED 6.16 million. Fairmont Residences Solara Tower is higher still at approximately AED 6.97 million.
Old Town provides an established alternative to Downtown Dubai’s high-rise developments. In September 2026, two-bedroom apartments there averaged approximately AED 2,706 per sq. ft., almost unchanged year on year.
Old Town’s lower-rise architecture and mature environment distinguish it from newer towers. Individual values vary between developments such as Yansoon, Kamoon, Miska and Zanzebeel, as well as according to apartment size and condition.
Burj Khalifa and Dubai Fountain views, floor level, building reputation and apartment size are among the strongest pricing factors. Branded residences and hotel-managed properties often command substantial premiums because of their services, amenities and international positioning.
Market estimates indicate an average gross rental yield of approximately 5.2% for two-bedroom apartments in Downtown Dubai. Investors should compare achievable rent, service charges and acquisition price carefully, as the difference between an established residential tower and a new luxury development can amount to several million dirhams.

3 years ago, when buyers discovered the Dubai market, a massive inflow of capital flooded into the region. Today, however, we are witnessing market maturity: demand has become more deliberate, the real estate sector is stabilising, and some potential investors in the UAE have started exploring alternatives in Oman and Saudi Arabia markets, which now offer new investment residency programmes.
