Townhouse prices in Jumeirah Village Circle (JVC) remain competitive compared with many established family communities in Dubai. Current market listings show an average asking price of approximately AED 3.61 million, with available townhouses ranging from around AED 1.9 million to AED 14.2 million. The wide range reflects differences in bedroom count, plot size, age, renovation quality and individual development.
Dubai Land Department-based data provide a useful benchmark for completed transactions. During the 12 months to October 2026, villas and townhouses in JVC recorded a median sale price of approximately AED 3.15 million and AED 1,619 per sq. ft. This is below the current average asking price, illustrating the difference between advertised and achieved values.
Three-bedroom townhouses are among the most common family properties in JVC. Current market listings average approximately AED 3.16 million. Typical floor areas are around 2,575–3,187 sq. ft., although layouts vary considerably between projects.
More affordable properties can be found below AED 3 million, while renovated homes, corner units and newer developments can command higher prices. Private gardens, additional parking and larger plots also tend to support premiums.
Four-bedroom townhouses currently have an average asking price of approximately AED 4 million. These homes generally offer around 3,000–4,300 sq. ft. of built-up space and frequently include maid’s rooms, terraces and private outdoor areas.
Newer properties such as Marwa Homes 3 can be listed around AED 3.8–4.5 million, depending on position and specification. Larger end units or extensively upgraded homes can move well above the community average.
Five-bedroom townhouses are less common and occupy the upper end of JVC’s townhouse market. Market data currently reports an average asking price of approximately AED 4.36 million for this category.
Prices can rise significantly for large properties with private pools, landscaped outdoor areas or high-end renovations. Because transaction volumes are lower for five-bedroom homes, individual listings can have a stronger influence on reported averages.
Location within JVC also affects value. Current market listings show average townhouse asking prices of approximately AED 3.01 million in District 12, AED 3.77 million in District 10 and AED 2.98 million in District 15.
Individual developments may differ from these district averages. Buyers often pay more for newer construction, park-facing positions, corner plots and properties within walking distance of Circle Mall or community facilities.
Market data indicate that current townhouse asking prices are around 9% lower than the previous comparable period. Transaction data nevertheless show that JVC remains an active residential market: more than 200 villa and townhouse sales were registered during the latest 12-month period.
Median annual rent for villas and townhouses is approximately AED 180,000, producing an indicative gross yield of about 5.8%. Actual returns depend on purchase price, maintenance costs, property condition and achievable rent.
Plot size, built-up area, bedroom count, condition and development quality are major pricing factors. Corner units, renovated interiors, private pools and larger gardens can command noticeable premiums.
Buyers should compare recent registered transactions with current listings in the same project. In JVC, the gap between the community median sale price and asking prices can be substantial, making building-level and development-level comparisons particularly important.

3 years ago, when buyers discovered the Dubai market, a massive inflow of capital flooded into the region. Today, however, we are witnessing market maturity: demand has become more deliberate, the real estate sector is stabilising, and some potential investors in the UAE have started exploring alternatives in Oman and Saudi Arabia markets, which now offer new investment residency programmes.
