Luxury apartment prices in Jumeirah rank among the highest in Dubai, supported by limited beachfront land, new branded residences and the district’s central coastal location. In September 2026, apartments across Jumeirah averaged approximately AED 7,914 per sq. ft. Current listing data show an average asking price of about AED 28.2 million and AED 6,397 per sq. ft., although individual luxury residences can cost substantially more.
The market includes premium apartments in La Mer and Port de La Mer, canal-front residences in Jumeirah 2 and ultra-luxury developments near Jumeirah Bay Island. Current apartment listings range from around AED 2.4 million for smaller units to more than AED 75 million for large penthouses.
One-bedroom apartments averaged approximately AED 6,381 per sq. ft. in September 2026, up about 12.5% year on year. Current asking prices average approximately AED 3.4 million, although entry-level waterfront units can start from around AED 2.4 million.
Luxury one-bedroom residences command higher prices when they include direct sea views, branded services, private beach access or larger terraces. New projects generally trade above established developments because of modern specifications and limited waterfront supply.
Two-bedroom apartments averaged approximately AED 7,490 per sq. ft. in September 2026, representing annual growth of about 7.7%. Current listing data put the average asking price at approximately AED 13.3 million.
The unusually high average reflects the increasing number of large premium residences entering the market. Conventional apartments in established Port de La Mer buildings can cost considerably less, while branded projects with private amenities and extensive sea views occupy a much higher price segment.
Three-bedroom apartments averaged approximately AED 8,748 per sq. ft. in September 2026. Current asking prices average around AED 30 million, although the spread between individual projects is substantial.
Four-bedroom apartments averaged approximately AED 7,620 per sq. ft., while residences with five or more bedrooms reached around AED 8,273 per sq. ft. Large penthouses with private pools, terraces and panoramic sea views can exceed AED 75 million.
New luxury developments illustrate the upper end of the market. Apartments in Peninsula Dubai Residences Tower 2 currently average approximately AED 39.3 million. Solaya buildings generally average around AED 28–32 million, while Rosewood Residences averages approximately AED 30 million.
Eden House The Canal has an average asking price of approximately AED 13.3 million, while Le Ciel 1 averages around AED 6.76 million. These differences show how branding, location, apartment size and waterfront position can substantially affect values.
Sea views, private beach access, building reputation, apartment size and branded services are among the strongest pricing factors. Low-density developments with concierge services, private pools and large terraces generally command premiums.
Scarcity is particularly important because Jumeirah has limited land available for new beachfront development. Buyers should compare recent transactions and asking prices within the same project, since the difference between an established waterfront apartment and a new branded residence can amount to several thousand dirhams per square foot.

3 years ago, when buyers discovered the Dubai market, a massive inflow of capital flooded into the region. Today, however, we are witnessing market maturity: demand has become more deliberate, the real estate sector is stabilising, and some potential investors in the UAE have started exploring alternatives in Oman and Saudi Arabia markets, which now offer new investment residency programmes.
