Furnished apartment prices in Bur Dubai vary considerably depending on location, building age, apartment size, furniture quality and whether the property is completed or off-plan. The district combines older residential neighbourhoods with newer freehold developments, so buyers can find both relatively affordable apartments and premium furnished residences.
Across the wider Bur Dubai apartment market, asking prices average approximately AED 2.86 million and AED 2,163 per sq. ft. Furnished properties can trade above comparable unfurnished units when they include high-quality interiors, appliances and move-in-ready packages, although there is no separate district-wide price index specifically for furnished apartments.
Studios generally provide the lowest entry point into the furnished property market. New developments can nevertheless command substantial premiums over older buildings. For example, furnished studios in Shahrukhz Residences by Danube in Al Mina are currently being marketed from approximately AED 1.42 million.
Prices depend heavily on whether furniture is included as part of a developer package or has been added by an individual owner. New furnished studios may also include modern kitchens, built-in storage, smart-home systems and access to swimming pools, gyms and other communal facilities.
One-bedroom furnished apartments are popular with both investors and end users because they suit professionals, couples and short- or long-term tenants. Current listings in newer Bur Dubai developments show furnished one-bedroom units at around AED 1.9–2.0 million, although prices can be higher for larger layouts or premium locations.
In Al Kifaf, the wider one-bedroom apartment market has a median price of approximately AED 1.9 million. Furnishing quality, views, floor level and proximity to Metro stations and Zabeel Park can all affect the final asking price.
Larger furnished apartments can reach several million dirhams. Current furnished three-bedroom listings in 1 Residences in Al Kifaf are marketed at approximately AED 4.55 million. These apartments offer around 1,670 sq. ft. of space and sit within one of the newer residential areas of Bur Dubai.
Across Al Kifaf, three-bedroom apartments have a median asking price of approximately AED 4.15 million, while two-bedroom units average around AED 2.94 million. Furnished apartments positioned above these benchmarks may reflect upgraded interiors, furniture packages, better views or superior layouts.
Al Kifaf is one of the most important locations for newer furnished apartments in Bur Dubai. Apartment prices in the area average approximately AED 2.89 million and AED 2,171 per sq. ft. The neighbourhood includes developments such as 1 Residences, Park Gate Residences, Park Views Residences and Avenue Park Towers.
Its proximity to Zabeel Park, Dubai Frame, Metro stations and Sheikh Zayed Road supports demand from both residents and investors. Newer buildings also tend to offer amenities and specifications that make furnished units particularly suitable for tenants seeking ready-to-move accommodation.
The quality of the furniture is only one component of the price. Location, building age, developer reputation, floor area, views, parking and amenities usually have a greater impact on market value. A professionally furnished apartment in a new freehold development may command a substantial premium over an older furnished unit elsewhere in Bur Dubai.
Buyers should therefore compare furnished and unfurnished apartments within the same building. The cost of the furniture package, expected rental premium, service charges and condition of the interiors should all be considered before paying extra for a move-in-ready property.

3 years ago, when buyers discovered the Dubai market, a massive inflow of capital flooded into the region. Today, however, we are witnessing market maturity: demand has become more deliberate, the real estate sector is stabilising, and some potential investors in the UAE have started exploring alternatives in Oman and Saudi Arabia markets, which now offer new investment residency programmes.
