Luxury villa prices in Dubai Hills Estate

Luxury villa prices in Dubai Hills Estate vary significantly depending on the sub-community, plot size, golf-course frontage, architecture and level of customisation. In September 2026, villas across Dubai Hills Estate averaged approximately AED 3,115 per sq. ft., but premium developments can exceed AED 5,000–6,000 per sq. ft. Current villa listings range from approximately AED 4.6 million to AED 277 million, illustrating the breadth of the market.

The highest-value properties are generally large custom-built homes with six or more bedrooms, expansive plots, private pools and direct golf-course views. Recent transactions above AED 40 million demonstrate the depth of the community’s ultra-luxury segment.

Luxury villa prices by bedroom count

Five-bedroom villas averaged approximately AED 3,204 per sq. ft. in September 2026, while six-bedroom homes averaged around AED 4,054 per sq. ft. Villas with seven or more bedrooms reached approximately AED 5,060 per sq. ft., up about 9.1% year on year.

These averages include a wide variety of properties. A standard family villa can cost substantially less than a custom mansion of the same bedroom count if the latter occupies a larger golf-course plot or includes extensive upgrades.

Villa prices in Dubai Hills Grove and Dubai Hills View

Dubai Hills Grove is among the most expensive villa areas in the community. In September 2026, properties averaged approximately AED 6,620 per sq. ft., up around 10.8% year on year. Large plots and positions overlooking Dubai Hills Golf Club contribute to the premium.

Dubai Hills View is another ultra-prime sub-community, averaging approximately AED 5,866 per sq. ft. Prices increased around 16.1% over the previous 12 months, making it one of the strongest-performing luxury villa locations within Dubai Hills Estate.

Prices in Emerald Hills and Majestic Vistas

Emerald Hills averaged approximately AED 5,179 per sq. ft. in September 2026. The area is known for large residential plots where buyers can develop highly customised luxury homes.

Majestic Vistas, also known for Lamborghini-branded mansions, averaged approximately AED 4,026 per sq. ft. A six-bedroom villa in the development sold for AED 43.5 million in October 2026, demonstrating the price level achievable for larger premium residences.

Luxury villa prices in Golf Place and Fairways Vistas

Golf Place and Fairways Vistas also occupy the premium end of Dubai Hills Estate. Golf Place II averaged approximately AED 3,214 per sq. ft., while Fairways Vistas reached around AED 4,470 per sq. ft.

Recent transactions underline the difference between standard community averages and individual luxury properties. A six-bedroom villa in Golf Place II sold for AED 35 million in October 2026, while a six-bedroom property in Fairways Vistas changed hands for AED 63 million.

What affects luxury villa prices in Dubai Hills Estate?

Golf-course frontage, plot size, architectural design and renovation quality are among the strongest pricing factors. Corner plots, landscaped grounds, private swimming pools, basement levels, show kitchens and bespoke interiors can add substantial premiums.

Buyers should compare recent transactions within the same sub-community rather than relying only on the wider Dubai Hills Estate villa average. At the luxury end of the market, two villas with similar bedroom counts can differ in value by tens of millions of dirhams because of plot position, customisation and redevelopment potential.
