Luxury villa prices in Palm Jumeirah

Luxury villa prices in Palm Jumeirah remain among the highest in Dubai, supported by limited beachfront supply, large private plots and strong demand for trophy homes. In September 2026, villas across the island averaged approximately AED 7,020 per sq. ft., up around 7.6% year on year. Recent registered transactions averaged approximately AED 51.2 million, although individual luxury homes can sell for well above AED 100 million.

The market includes Garden Homes, Signature Villas, Canal Cove properties and bespoke mansions occupying prime positions on the fronds. Prices depend heavily on beach frontage, plot size, orientation, renovation quality and views toward the Dubai skyline or open sea.

Luxury Garden Homes prices

Garden Homes are one of the principal luxury villa categories on Palm Jumeirah. In September 2026, their average value reached approximately AED 7,464 per sq. ft., almost 10% higher than a year earlier.

Four-bedroom Garden Homes averaged around AED 6,580 per sq. ft., while five-bedroom properties reached approximately AED 8,082. Six-bedroom homes averaged about AED 8,237 per sq. ft. Current asking-price averages vary substantially between fronds, ranging from approximately AED 31 million to more than AED 48 million.

Signature Villa prices in Palm Jumeirah

Signature Villas occupy a higher and more exclusive segment. Their average value was approximately AED 7,453 per sq. ft. in September 2026. Five-bedroom properties averaged around AED 7,804 per sq. ft., while six-bedroom villas stood at approximately AED 7,414.

Recent transaction data put the average completed sale price for Signature Villas at close to AED 70 million. Current asking prices on premium fronds can average around AED 77–80 million, while renovated or completely rebuilt mansions can exceed AED 100 million.

Ultra-luxury villa prices

The upper end of Palm Jumeirah’s villa market extends far beyond community averages. Recent transactions include five-bedroom Signature Villas sold for approximately AED 110 million and other large beachfront homes changing hands for AED 70–80 million.

Exceptional contemporary mansions with larger plots, private beaches and bespoke interiors can reach several hundred million dirhams. These properties form a small ultra-prime segment in which architecture, exclusivity and plot characteristics can have a greater impact on price than bedroom count alone.

Prices by villa size

Across Palm Jumeirah, three-bedroom villas averaged approximately AED 5,801 per sq. ft. in September 2026. Four-bedroom villas stood at around AED 6,284, while five-bedroom homes averaged AED 7,452 per sq. ft.

Six-bedroom villas averaged approximately AED 7,210 per sq. ft., and properties with seven or more bedrooms reached around AED 7,917. Larger homes can command particularly high total prices because they often occupy premium waterfront plots.

What affects luxury villa prices in Palm Jumeirah?

Frond position, beach frontage, plot size, skyline views and renovation quality are among the strongest pricing factors. Newly rebuilt villas with contemporary architecture, larger swimming pools, private gyms, cinemas and high-end interiors generally command substantial premiums.

Buyers should also compare recent transactions within the same frond. Two villas with similar floor areas can differ by tens of millions of dirhams depending on beach width, orientation, condition and redevelopment potential, making individual property characteristics particularly important in Palm Jumeirah’s luxury market.

3 years ago, when buyers discovered the Dubai market, a massive inflow of capital flooded into the region. Today, however, we are witnessing market maturity: demand has become more deliberate, the real estate sector is stabilising, and some potential investors in the UAE have started exploring alternatives in Oman and Saudi Arabia markets, which now offer new investment residency programmes.
