Villa prices in Palm Jumeirah

Villa prices in Palm Jumeirah remain among the highest in Dubai, reflecting the island’s limited supply of waterfront homes and strong demand for private beachfront property. In September 2026, the average villa value reached approximately AED 7,020 per sq. ft., up around 7.6% from AED 6,525 per sq. ft. a year earlier.

Current listings average approximately AED 47 million per villa and around AED 5,160 per sq. ft. Individual properties range from approximately AED 14 million to well above AED 300 million, depending on plot size, location, condition and waterfront frontage.

3-bedroom villa prices in Palm Jumeirah

Three-bedroom villas averaged approximately AED 5,801 per sq. ft. in September 2026, representing annual growth of more than 23%. Recent transaction data put the average completed sale price at approximately AED 24.4 million.

Three-bedroom homes are relatively uncommon compared with larger Palm Jumeirah villas. Their prices depend heavily on development, outdoor space and whether the property has direct beach access.

4-bedroom villa prices

Four-bedroom villas averaged approximately AED 6,284 per sq. ft., up around 20% year on year. Average completed transaction values are approximately AED 38.6 million.

Four-bedroom properties include both established Garden Homes and newer or extensively upgraded residences. Villas with private pools, renovated interiors and prime positions on the fronds can command substantial premiums over the island-wide benchmark.

5-bedroom and 6-bedroom villa prices

Five-bedroom villas averaged approximately AED 7,452 per sq. ft. in September 2026, around 7.3% higher than a year earlier. Recent completed sales averaged approximately AED 48.8 million, although premium properties can cost considerably more.

Six-bedroom villas averaged approximately AED 7,210 per sq. ft. Larger estates often occupy some of the Palm’s best waterfront plots and can exceed AED 100 million. Properties with seven or more bedrooms averaged around AED 7,917 per sq. ft.

Garden Homes and Signature Villa prices

Garden Homes are one of the main benchmarks for Palm Jumeirah villas. Their average value reached approximately AED 7,462 per sq. ft. in September 2026. Current asking prices vary considerably between fronds, with typical averages ranging from approximately AED 31 million to AED 48 million.

Signature Villas occupy a higher segment, averaging approximately AED 7,453 per sq. ft. Current asking-price averages reach around AED 77–80 million on some premium fronds. Individual redesigned or newly built mansions can be considerably more expensive.

Other villa locations on Palm Jumeirah

The Crescent averaged approximately AED 6,043 per sq. ft., while Canal Cove stood at around AED 4,397. Palma Residences averaged approximately AED 7,048 per sq. ft. Frond J recorded one of the highest rates at around AED 11,878 per sq. ft., although limited transaction volumes can make individual submarket averages volatile.

What affects villa prices in Palm Jumeirah?

Beach frontage, plot size, frond position, skyline views and renovation quality are among the strongest pricing factors. Newly constructed mansions with contemporary architecture, larger pools and upgraded interiors generally achieve significant premiums over older villas.

Scarcity also plays a major role. Palm Jumeirah has a fixed number of waterfront villa plots, and exceptional properties rarely become available. Buyers should therefore compare recent transactions within the same frond and villa category rather than rely solely on the island-wide average.

3 years ago, when buyers discovered the Dubai market, a massive inflow of capital flooded into the region. Today, however, we are witnessing market maturity: demand has become more deliberate, the real estate sector is stabilising, and some potential investors in the UAE have started exploring alternatives in Oman and Saudi Arabia markets, which now offer new investment residency programmes.
