Property prices in Sobha Hartland

Property prices in Sobha Hartland reflect the community’s premium position within Mohammed Bin Rashid City and its mix of apartments, villas and waterfront residences. In September 2026, the average residential value stood at approximately AED 2,271 per sq. ft., down around 2.5% from AED 2,330 per sq. ft. a year earlier. Prices nevertheless remain above the AED 2,194 per sq. ft. recorded two years ago.

The community contains several distinct market segments. Apartments provide the main entry point, while villas and canal-front homes occupy a substantially higher price bracket. Individual project, property size, views and proximity to landscaped areas can create significant differences in value.

Apartment prices in Sobha Hartland

Apartments averaged approximately AED 2,246 per sq. ft. in September 2026, around 3.1% lower year on year. Studios averaged approximately AED 2,254 per sq. ft., while one-bedroom apartments stood at around AED 2,294.

Two-bedroom apartments averaged approximately AED 2,163 per sq. ft., and three-bedroom units reached around AED 2,291. Four-bedroom apartments averaged approximately AED 2,283 per sq. ft., while residences with five or more bedrooms stood at around AED 2,637.

Prices in popular apartment developments

Prices vary significantly between individual buildings. Kensington Waters averaged approximately AED 2,430 per sq. ft. in September 2026, while The Highbury reached around AED 2,386. Waves Grande averaged approximately AED 2,309 per sq. ft.

Wilton Park Residences stood at around AED 2,244 per sq. ft., while The Terraces averaged approximately AED 2,108. Crest Grande was close to AED 2,091 per sq. ft. In Hartland Greens, the wider average was lower at approximately AED 1,961 per sq. ft., providing a more affordable entry point within the community.

Villa prices in Sobha Hartland

Villas occupy the premium end of the Sobha Hartland market. In September 2026, villa prices averaged approximately AED 3,319 per sq. ft., up around 3.8% year on year and significantly above apartment values.

Four-bedroom villas averaged approximately AED 3,290 per sq. ft., while five-bedroom homes reached around AED 3,314. Six-bedroom villas averaged approximately AED 3,506 per sq. ft., reflecting the larger plots and higher specifications typically associated with these properties.

Prices in premium villa communities

Hartland Forest Villas averaged approximately AED 3,191 per sq. ft., up almost 7% year on year. Sobha Hartland Estates stood at around AED 3,331 per sq. ft., while Hartland Water Canal Villas reached approximately AED 3,643 per sq. ft.

Waterfront position, greater privacy and larger plots help explain the premium for these villa communities compared with apartment developments elsewhere in Sobha Hartland.

What affects property prices in Sobha Hartland?

Property type, floor area, views, building age and location within the master community are major pricing factors. Canal-facing homes, villas with private gardens and apartments overlooking greenery generally command stronger prices.

Buyers should also distinguish Sobha Hartland from the newer Sobha Hartland 2 development, where average prices reached approximately AED 2,579 per sq. ft. in September 2026. Within the original Sobha Hartland, comparing recent transactions in the same building or villa enclave provides a more accurate indication of value than relying solely on the community-wide average.

3 years ago, when buyers discovered the Dubai market, a massive inflow of capital flooded into the region. Today, however, we are witnessing market maturity: demand has become more deliberate, the real estate sector is stabilising, and some potential investors in the UAE have started exploring alternatives in Oman and Saudi Arabia markets, which now offer new investment residency programmes.
