Studio apartment prices in Arjan

Studio apartments are among the most affordable property types in Arjan and are particularly popular with investors and first-time buyers. In September 2026, the average studio apartment price in Arjan was approximately AED 1,667 per sq. ft. This was around 0.7% higher than a year earlier, when the average stood at AED 1,656 per sq. ft. Over two years, prices have increased from approximately AED 1,527 per sq. ft.

Dubai Land Department transaction data show that studios in Arjan sold for an average of approximately AED 712,000 during the previous 12 months. Current asking prices are slightly higher, averaging about AED 734,000. Around 1,738 studio transactions were recorded during the same period, indicating significant activity in this segment.

Price trends for studios in Arjan

Studio prices have remained relatively stable during 2026. Although values are slightly higher year on year, the average price per square foot has declined from approximately AED 1,742 six months earlier to AED 1,667 in September. This suggests that additional supply and greater buyer choice have moderated short-term price growth.

Studios also trade at a higher price per square foot than larger apartments in Arjan. The wider apartment market averaged approximately AED 1,552 per sq. ft. in September 2026, compared with AED 1,515 for one-bedroom units, AED 1,445 for two-bedroom apartments and AED 1,469 for three-bedroom properties.

Studio prices in popular Arjan developments

Prices vary considerably between individual projects. Studios in Art House Hills averaged approximately AED 1,921 per sq. ft., while Butterfly Towers reached around AED 1,948 per sq. ft. Vincitore Benessere averaged approximately AED 1,920, and Samana Mykonos Signature stood at around AED 1,870 per sq. ft.

Other developments provide lower entry prices. Studios in Vincitore Palacio averaged approximately AED 1,357 per sq. ft., while Salim 1 stood at around AED 1,362. Platinum One was considerably cheaper at approximately AED 773 per sq. ft. These differences demonstrate why building-specific comparisons are important when assessing prices in Arjan.

Asking and transaction prices

The average asking price of approximately AED 734,000 is slightly above the average completed transaction price of around AED 712,000. Individual studios can nevertheless sell above or below these levels depending on floor area, completion status, furnishing and building amenities.

Newer projects with swimming pools, gyms, landscaped spaces, furnished interiors and flexible payment plans often command higher prices per square foot. Older completed buildings may provide lower purchase prices but can differ in maintenance standards and service charges.

Rental demand and investment considerations

Studio apartments in Arjan also have an established rental market. DLD data show an average studio rent of approximately AED 47,600 per year, while current asking rents average around AED 50,400. More than 3,100 new studio rental contracts were registered during the previous 12 months.

Buyers considering a studio for investment should compare the purchase price with achievable rent, service charges and vacancy risk. Market estimates indicate potential returns of up to about 7.5% for studios in Arjan, although actual returns depend on the individual property. Building quality, future competing supply and the difference between asking and completed transaction prices should also be considered before purchase.

3 years ago, when buyers discovered the Dubai market, a massive inflow of capital flooded into the region. Today, however, we are witnessing market maturity: demand has become more deliberate, the real estate sector is stabilising, and some potential investors in the UAE have started exploring alternatives in Oman and Saudi Arabia markets, which now offer new investment residency programmes.
