Studio apartment prices in Dubai Marina

Studio apartment prices in Dubai Marina vary widely depending on the building, floor level, views and whether the property is completed or off-plan. In September 2026, The market index placed the average studio value at approximately AED 3,850 per sq. ft., down about 6% from AED 4,094 per sq. ft. a year earlier. Two years earlier, the average stood at approximately AED 3,632 per sq. ft.

Current listing data show an average asking price of approximately AED 1.23 million and AED 2,544 per sq. ft. Available studios range from around AED 550,000 to AED 3.1 million, reflecting the wide difference between older residential towers and new branded developments.

Average transaction prices for studios

Dubai Land Department data provide a useful benchmark for completed sales. Around 174 studio transactions were recorded in Dubai Marina during the previous 12 months, with an average completed price of approximately AED 1.24 million.

This is close to the current listing average, although individual units can sell well above or below this level. Apartment size, view, furnishing and building quality all have a significant effect on the final sale price.

Affordable studio prices in Dubai Marina

Entry-level studios are generally found in older or more established towers. Current market data show average asking prices of approximately AED 775,000 in Marina Diamond 3 and AED 782,000 in Zumurud Tower. DEC Tower 1 also offers comparatively affordable studios, with listings commonly below AED 1 million.

These lower-priced units provide a significantly cheaper entry point than Dubai Marina’s newer developments, although buyers should consider building age, service charges, renovation requirements and parking availability.

Studio prices in premium developments

New and branded residences command considerably higher prices. Market data record an average studio asking price of approximately AED 1.83 million in JW Marriott Hotel Marina, AED 1.57 million in Marina Star and AED 1.53 million in Rove Home Dubai Marina.

Price-per-square-foot data show a similar pattern. Marina Gate studios averaged approximately AED 3,716 per sq. ft. in September 2026, Dubai Marina Mall around AED 3,457, LIV Marina AED 3,397 and Marina Star approximately AED 3,296 per sq. ft.

Studio apartment rental potential

Studio apartments remain popular with investors because of their relatively low purchase price and broad tenant demand. Market estimates indicate an average gross rental yield of approximately 6.2% for Dubai Marina studios.

current market data record an average asking rent of approximately AED 74,000 per year for studios, with listings ranging from around AED 47,000 to AED 150,000 annually. Net returns depend on service charges, furnishing, maintenance and vacancy periods.

What affects studio apartment prices in Dubai Marina?

Marina views, floor level, building reputation and proximity to the Metro or Dubai Tram are major pricing factors. Newer developments with hotel-style amenities, modern interiors and waterfront locations generally command substantial premiums.

Buyers should compare recent transactions within the same tower rather than relying only on Dubai Marina averages. With current studio asking prices ranging from below AED 600,000 to more than AED 3 million, building-specific transaction data provide a much more accurate basis for assessing value.

3 years ago, when buyers discovered the Dubai market, a massive inflow of capital flooded into the region. Today, however, we are witnessing market maturity: demand has become more deliberate, the real estate sector is stabilising, and some potential investors in the UAE have started exploring alternatives in Oman and Saudi Arabia markets, which now offer new investment residency programmes.
