Luxury property prices in Jumeirah

Luxury property prices in Jumeirah are among the highest in Dubai, supported by limited coastal land, low-density development and a growing supply of branded waterfront residences. In September 2026, the wider Jumeirah property market averaged approximately AED 7,512 per sq. ft., up around 2.8% year on year. Current market listings show an average asking price of approximately AED 27.4 million and AED 5,762 per sq. ft.

The market includes premium apartments, beachfront residences, villas and ultra-luxury mansions. Current listings range from around AED 2.1 million for smaller apartments to AED 500 million for exceptional waterfront estates.

Luxury apartment prices in Jumeirah

Apartments averaged approximately AED 7,914 per sq. ft. in September 2026. One-bedroom apartments averaged around AED 6,381 per sq. ft., while two-bedroom units reached approximately AED 7,490. Three-bedroom residences averaged AED 8,748 per sq. ft.

Current apartment listings average approximately AED 28.2 million and AED 6,397 per sq. ft. The high average reflects a growing concentration of branded and waterfront developments such as Solaya, Rosewood Residences and Peninsula Dubai Residences.

Luxury villa prices in Jumeirah

Villas averaged approximately AED 3,992 per sq. ft. in September 2026. Four-bedroom villas averaged AED 2,575 per sq. ft., five-bedroom homes AED 2,654 and six-bedroom villas approximately AED 3,538 per sq. ft.

Current market data put the average villa asking price at approximately AED 58.5 million and AED 5,487 per sq. ft. Listings range from around AED 13.3 million to AED 500 million, with the most expensive properties concentrated in waterfront and island locations.

Prices in Jumeirah Bay Island and other premium locations

Jumeirah Bay Island represents one of the most expensive parts of the district. Current villa listings there average approximately AED 59 million, while individual mansions can exceed AED 400 million. Villa Amalfi offers a lower entry point, with average asking prices of around AED 25.5 million.

Sur La Mer 1 averages approximately AED 23 million, while Sur La Mer 2 is closer to AED 15 million. These developments provide modern freehold villas and townhouses close to the coastline and marina.

Luxury property prices in new developments

New apartment projects also occupy the upper end of the market. Peninsula Dubai Residences Tower 2 currently averages approximately AED 39.3 million per property. Solaya buildings generally average between AED 28 million and AED 32 million, while Rosewood Residences averages approximately AED 30 million.

Eden House The Canal is priced lower at around AED 13.3 million on average, while Le Ciel 1 averages approximately AED 6.76 million. These differences illustrate how location, branding, unit size and waterfront access influence luxury pricing.

What affects luxury property prices in Jumeirah?

Beach access, plot size, views, architecture and branding are among the strongest pricing factors. Private beaches, large terraces, swimming pools, landscaped grounds and hotel-style services can add substantial premiums.

Scarcity is also important because Jumeirah has limited land available for new coastal development. Buyers should compare recent transactions and listings within the same micro-location, as values can differ dramatically between traditional mainland villas, Port de La Mer apartments and ultra-prime residences on Jumeirah Bay Island.

3 years ago, when buyers discovered the Dubai market, a massive inflow of capital flooded into the region. Today, however, we are witnessing market maturity: demand has become more deliberate, the real estate sector is stabilising, and some potential investors in the UAE have started exploring alternatives in Oman and Saudi Arabia markets, which now offer new investment residency programmes.
