1-bedroom villas are an unusual property type in Dubai. Most villa communities are designed around three-, four- and five-bedroom family homes, so there is no reliable city-wide price index specifically for one-bedroom villas. Current listings are concentrated in a small number of developments, particularly Rukan and Verdana 2 in Dubai Investments Park.
As of October 2026, asking prices generally start from approximately AED 695,000 for selected off-plan properties and range to around AED 1.2 million for conventional one-bedroom villas in suburban communities. A small number of unusual premium properties can be priced considerably higher.
Rukan in Dubailand has one of Dubai’s largest concentrations of one-bedroom villas. Current asking prices generally range from approximately AED 960,000 to AED 1.2 million. Many properties are loft-style homes offering around 570–870 sq. ft. of built-up space and small private plots.
Recent transaction data provide a similar benchmark. One-bedroom villas in Rukan 3 have recently changed hands for around AED 1.0–1.1 million, including properties of approximately 700–750 sq. ft. Furnished, upgraded and corner units can command higher prices.
Dubai Investments Park is another important location for this property type, particularly Verdana 2. Current one-bedroom villa listings include prices from approximately AED 695,000 for selected off-plan units to around AED 1.2 million for larger or resale properties.
Typical units range from approximately 560 to just over 1,000 sq. ft. Current listings include homes around AED 950,000–1.23 million, although discounted off-plan offers can fall below this level. The wider villa market in Verdana 2 has an average completed transaction price of approximately AED 1.26 million across different bedroom categories.
One-bedroom villas are substantially cheaper than the typical Dubai villa. Current market data put the average asking price for villas across Dubai at approximately AED 6.86 million and AED 1,767 per sq. ft. However, this market is dominated by much larger family properties.
The September 2026 market index does not provide a separate 1-bedroom villa benchmark because transaction volumes are too limited. Two-bedroom villas averaged approximately AED 1,538 per sq. ft., while three-bedroom villas averaged around AED 1,673 per sq. ft.
Current stock is heavily concentrated in Rukan and Dubai Investments Park. Market data also shows isolated listings in Dubai Industrial City, Jumeirah Village Triangle and Downtown Dubai, but these should not be treated as established one-bedroom villa markets.
This limited supply means buyers may also want to compare one-bedroom townhouses or duplexes, which can offer similar private entrances and outdoor space while providing a broader selection.
Community, plot size, built-up area and completion status are major pricing factors. Corner units, private gardens, furnished interiors and vacant possession can increase asking prices, while off-plan properties may offer lower entry prices through developer promotions or cash discounts.
Because one-bedroom villas are a niche segment, buyers should rely on recent transactions within the same development rather than applying Dubai-wide villa averages. Resale liquidity, service charges, handover status and achievable rent are also important when comparing these compact villa properties.

3 years ago, when buyers discovered the Dubai market, a massive inflow of capital flooded into the region. Today, however, we are witnessing market maturity: demand has become more deliberate, the real estate sector is stabilising, and some potential investors in the UAE have started exploring alternatives in Oman and Saudi Arabia markets, which now offer new investment residency programmes.
